The Buyers Inspection is a visual and hands on inspection from the roof down of all architectural and major components of the home for safety, functionality and solid construction standards. Your inspector will assess the grounds, decks, walkways, roofing, siding, crawl space, garage, electrical service, appliances, plumbing and HVAC systems all the while making notes on condition and operation. Upon completion your inspector will review notable findings with you and answer any questions you have. Additionally an industry best comprehensive report including executive summary, details of noted concerns categorically, and high resolution images of defects.

New Construction Inspection Service

Don't settle for less than what you paid for!

New construction inspections are very similar to the Buyers Inspection but are performed at the completion of construction, and prior to your final walk through with the Builder's Customer Service Representative or Superintendent.

It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder depending on the Builder's policy. The inspection should be scheduled just a day or two before your final walk through with the Builder. This will ensure that most, if not all, last minute items have been completed prior to your inspection and better prepare you for the builder walk through. You do not want to be trying to get on the builder’s schedule after settlement, but you do want to move into your new home with as few worries as possible! At the conclusion of the inspection you will receive the same quality communication and reporting as provided in the Buyers Inspection service.

Pre-Warranty Expiration Inspection Service

Newly built homes usually come with a one year warranty, don't let that twelfth month pass unaware of potential issues or surprise repairs that should be addressed under your warranty. Warranty inspections are performed during the 11th month of your 1-year Builder Warranty. The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. Repairing the items would be the most beneficial towards completing the sale however, there may be financial reasons that make repairs not possible. Full disclosure up front and pricing the home relevant to disclosure can yield a higher net sales price for the owner.
